Extensive Preparations

As stated, preparation is key in today's market. I will help you make good choices along the way and can help you with funding, if necessary. My staging services are complimentary with my service fee. Of course, you don't have to do any prep work, but it will usually not get us the best results of your home sale.

Coming Soon Strategies

Depending on your timeline and circumstances, there are a few pre-marketing strategies for us to consider. We will discuss these further at our listing appointment, but I like to list properties as "Coming Soon" ASAP on the MLS before we go live to build anticipation for your property.

Luxury Branding

Compass is known for the beautiful, luxury, and professional branding that I use for every listing. Besides having a pretty sign in your yard, I take it a step further to create materials for buyers to take with them after their showing. Luxury branding not only looks amazing in front of your house, but ensures your potential buyers know your agent is professional and can get them to the closing table.

WHAT TO EXPECT and HOW IT ALL WORKS

Our Initial Consultation

During our listing consultation, we will discuss your needs, desires, and goals for your transaction. We will look at comparable homes sold in the area to discuss a gameplan for listing your home. This meeting will also give you a chance to ask any questions you may have.

Immediately after our first meeting, I will make a list of updates I recommend you complete on your home. These are always optional for you, but I am here to help you get the biggest return on your home.

Home Preparations

Whether you opt to make updates and repairs or not, what is not negotiable is giving your home a deep clean and editing your belongings. Not to worry, I will help you know what to pack up before listing and can recommend cleaners.

When your home is ready to list, I come in and stage your home and bring in a professional photographer and videographer, as needed.

Listing Period

Now that we have done a lot of the work up front, you get to (mostly) sit back and relax, and let my marketing and negotiating skills work for you. All you need to do is keep your home clean and tidy until the appraisal, then you can focus on your move.

I won't beat a dead horse here, you can read about these above in numbers 1 and 2.

pre-marketing

Before your home is officially active on the MLS, I will pre-market your home as a "coming soon" property to build anticipation.

active listing

When your home is ready, we will go active and the showings will begin. I will hold open houses while your home is on the market.

receive offers & negotiate

As offers come in, I will talk you through each one, and together we will decide how to proceed and negotiate the best terms for all parties.

inspection period

Many buyers will opt for an inspection period, where they are allowed to purchase any inspection or opinion they deem worthy. This period usually lasts 10 days or less. After inspections, the buyers may come back and want to renegotiate terms. We will discuss these and decide how to best negotiate this.

appraisal

When inspections are complete, the buyers' lender (if a financed sale) will order an appraisal on the property. This ensures that the home is worth the agreed upon price.

final walk-through & closing

Generally the day before closing, the buyers will schedule a final walk-through of the property to ensure it is in the same condition and ready to close. 

Congratulations, we made it! Time sign all the paperwork and do a happy dance! Hopefully your last name isn't as long as mine, because you will have to sign it a lot. (It is SO worth it, though)

What is the timeline?

No two transactions in real estate are the same, so it is impossible to give you a set timeline, but I spend a large portion of our listing consultation getting to know you, and my hope is that we can then come up with a solid timeline that fits your needs.

what is your availability? 

Listing homes for sale is my specialty, so I ensure I have time for anyone wishing to list their home with me. 

What is my investment?

My service fee is 3% of the sale price. Commissions are negotiable, however, I do not usually accept less. I have high standards for my business and offer value above and beyond the status quo.

why is your service fee a percentage, not a flat fee?

Generally speaking, the larger the list price, the longer your home will be on the market. Of course, there are no guarantees, and every situation is different. There is just simply a higher demand for more affordable homes. I spend my own funds to photograph and market your home. Additionally, I make a large time investment to ensure every detail of your listing is immaculate. Open houses are also included in my marketing, which cost more as the price of the home goes up. I do not skimp when it comes to throwing a party, especially if we are selling a more luxury lifestyle.
